Client Introduction
Sandybanks residents association are the Tenants and joint Freeholders of a large, well-proportioned detached block of flats on the cliff top overlooking Bournemouth Bay.
Over the years the outside of the building had started to deteriorate to the point that is was leaking and causing damp issues within the building. The original sandstone window surrounds had started to disintegrate and works undertaken incorrectly previously had exasperated the issues.
Project Brief
Right 2 Manage were approached by the residents and asked if they would take on the day to day management of the building as it had been managed by the lessees for some time, but they now realized the works required to bring the property back to its original condition were beyond the capabilities of the residents.
Right 2 Manage took on the management of the building and undertook an extensive building dilapidation report listing all the works required to make the outside of the building sound and watertight. Specialists were employed where necessary and a list of required works was prepared.
The Lessees were consulted, a wish list was made covering the most pressing works and estimates were produced from a number of contractors with specialist knowledge of the works required.
Project Implementation
Right 2 Manage provided a complete schedule of work required and the cost involved. The works were then programmed and the money was collected to ensure that funds were available once the works were completed.
A local specialist contractor was appointed and undertook the reparation works. The works were guaranteed by the contractor and completed on time and within the budget to the total satisfaction of the property owners.

- Stop the water ingress and make the front of the building watertight once more.
- Clean out the cavities and ensure the surface water drainage and gutters were free running.
