Client Introduction
A block of 7 leasehold flats, located on the edge of the Chine near Westbourne, on the main road down to Alum Chine, managed by Right 2 Manage on behalf of the Freeholder.
Over time, the decking walkway leading to the main entrance of the property had started to become slippery and dangerous and reached the end of its useful life.
Project Brief
Following a property inspection, it was noted by Right 2 Manage that the decking walkway leading to the front door of the building had reached the end of its useful life. Upon further investigation, the supports for the decking were found to be collapsing due to erosion of the side of the Chine. The structure, decking and supports needed to be replaced.
This would be a challenging project for any building as it was the only means of access to the block. Add to that the location of the building, the main building walkway running alongside a sheer drop into the Chine, access to the building would need to be maintained, whilst allowing for a safe a suitable working environment for the contractors.
Project Implementation
Right 2 Manage instigated a Section 20 and an insurance claim for the works to commence.
This included, removal of the existing decking and timber supports, pilling 15M into the bank to provide sufficient support to structure and to ensure the foundations remained stable. Replacing the timbers and installing new composite decking to the side of the building & main entrance.
Due to the location, a temporary scaffold walkway was installed leading into the Chine to provide a safe path to the building for all of the residents and facilitate sufficient access for contractors. The instructed contractor was then able to remove the entire decking in one go, complete the installation of the new piles for the support of the decking and then install new, safe composite decking.
