Client Introduction

Maskvale Residents Association are the lessees of a Victorian detached block of flats within the Boscombe Spa Conservation Area. Even though substantial monies in the service charge account had been collected by the previous managing agents, maintenance of the building was being neglected and the general appearance of the block deteriorating as a consequence.

Project Brief

Right 2 Manage were approached by the lessees and asked to not only take on the day-to-day management but also to instigate much needed works to the exterior of the property. Although the block is very much a work in progress, some major improvement works have been completed. The poor overall condition of the bath stone balconies was posing a serious health and safety issue. A specialist contractor was appointed and the works carried out without delay.

Right 2 Manage took on the management of the building and undertook an extensive building dilapidation report listing all the works required to make the outside of the building sound and watertight. Specialists were employed where necessary and a list of required works was prepared.

The Lessees were consulted, a wish list was made covering the most pressing works and estimates were produced from a number of contractors with specialist knowledge of the works required.

Project Implementation

A schedule of works has been presented to the lessees and a Section 20 is well underway for external reparation and redecoration works.  The dilapidated concreted car parking area is also in need of attention and will be resurfaced with tarmac and block paviours.

  • To ensure that the Section 20 works are carried out within a strict timescale and within budget.
