Where it is necessary, tender documents are prepared and quotations are invited for works.

For any works for which the total cost to each Lessee exceeds £250, a Section 20 process needs to be instigated by the freeholder

A section 20 procedure (S20) is a 3 stage process which starts with a Notice of Intent (NOI) to tell you as a Lessee that it is intended to carry out work or provide a service that leaseholders will have to pay towards. The S20 procedure is in place to protect and give visibility to, the Lessees so they are able to propose any contractors they would like to provide a quote for the required works, give timescales, include additional works and identify the scope of the works.

All properties have to be maintained according to the Lease and good management practice.

Wherever possible we prefer to contract regular works so the cost is known and set for the forthcoming year.
For instance – Window Cleaning, Gardening, Communal Cleaning would ideally be awarded to a contractor for 12 months on a fixed cost to assist with the production of the forecasted budget and continuity of service.

We then oversee any block maintenance contracts, minor works, S20 works or emergency works to ensure that good working practices, a quality job and the interest of all of our lessees are all being protected.
