Right 2 Manage in house accounts department deals with the day-to-day collection of service charges, forecasting future budgets and administration of contractors invoices. Every managed block has its own dedicated online accounts software package with integrated bank feeds so we are able to provide a real time financial position for every managed block.
As part of our many property services, our local independent qualified accountants review the preparation, completion and presentation of all of the financial matters relating to each property that we manage to ensure all lessees and freeholders are provided with full details of service charge costs for their block.
An HMRC approved accounting package is then used to provide detailed information for both the leaseholder and freeholder and will include an income and expenditure account and a balance sheet which will be prepared on an accruals basis. This ensures that leaseholders are fully informed of how their service charges are administered. We follow the best practice recommendations that have been put together by ARMA and the accounts are prepared and circulated in line with the obligations of the Lease for each property, our aim is to provide clear and transparent financial tracking for each block of flats or property that we manage.
For those blocks that have formed a Limited Resident’s Associations or RTM’s a separate statement and set of accounts will be required for the company which will include, annual accounts, online filling together with Corporation Tax and Trust Tax returns (if appropriate) our full Company Secretarial Service can take care of all these obligations for you, including, filing at Companies House, appointment and resignation of Directors, Registered address updates etc. It is essential that statutory accounts and Company Secretarial duties are completed on time and accurately to prevent late penalties being incurred, accounts being rejected by Companies House or in the worst case the Company being struck off at Companies House.
Where there is a Residents’ Association, an RTM or the Lessees own a share of the freehold is usual (and best practice) to arrange a formal AGM. We can take care of that for you too.
