Annual Accounts

Right 2 Manage in house accounts department deals with the day-to-day collection of service charges and administration of contractors invoices for every managed block.

As part of our many property services, our local independent qualified accountants review the preparation, completion and presentation of all of the financial matters relating to each property that we manage to ensure all lessees are provided with full details of service charge costs for their block.

A bespoke accounting package is then used to provide detailed information for the leaseholder and will include an income and expenditure account and a balance sheet which will be prepared on an accruals basis. This ensures that leaseholders are fully informed of how their service charges are administered. We follow the best practice recommendations that have been put together by ARMA and the accounts are circulated in line with the obligations of the Lease for each property, as our aim is to provide clear and transparent financial tracking for each block of flats or property that we manage. 

For those blocks that have formed a Limited Resident’s Association, a separate statement to the annual accounts is prepared, together with Corporation Tax and Trust Tax returns if appropriate, which have to be filed at Companies House.  It is essential that these statutory accounts include all necessary content and  disclosures to prevent any late penalties being incurred due to the accounts being rejected by Companies House.

As soon as  the accounts are finalised, they are signed off by a Right2Manage (Dorset) Ltd director and circulated to each leaseholder of each managed block.  Where there is a Residents’ Association, the usual practice is to arrange a formal AGM, the main purpose of which is to receive and approve the Financial Report & Statement for the property.
